Focusing on Your Next Move, Not the Market
When people ask me whether they should sell now or wait, I believe they're often asking the wrong question. As both a property investor and real estate business owner, I've learned that successful property decisions are rarely about trying to pick the perfect market. They're about understanding where you want to go next and whether your current property is helping you get there. Many homeowners choose to wait because they hope the market will improve. However, if selling one property means buying another, both properties are influenced by the same market conditions. If values rise, the property you're looking to buy generally rises too.
That's why the more important question isn't "What can I sell my home for?" It's "What does selling allow me to do next?" Could it help you upgrade, downsize, reduce debt, improve cash flow, or reposition your investment portfolio? These are the decisions that have the greatest long-term impact.
While market conditions today aren't generating the same level of activity we've seen in previous years, opportunities still exist. Serious buyers remain active, well-presented properties continue to attract attention, and purchasers and sellers are often more open to negotiating terms that work for both parties. In my experience, predicting exactly where the market will be in six or twelve months is almost impossible. Interest rates, government policy and economic conditions can all shift unexpectedly. Instead of trying to forecast the future, focus on your personal circumstances and long-term objectives.
Understanding your property's current value is important. Understanding how that value can help you achieve your next goal is where the real opportunity lies. Property has always been a long-term game, and the best decisions are usually driven by strategy, lifestyle and financial goals rather than trying to time the market perfectly. If you've been considering a move, the question may not be whether the market is ready. It may be whether you're ready for your next move.
