Why I Still Believe Property Is a Long-Term Game

After more than two decades of investing in property, running businesses, and living through a number of property cycles, I've learned that wealth is rarely created by making quick decisions. More often, it's built by making good decisions and then giving them time to work.

That's why I've always believed property should be viewed through a 15-year lens, not a 15-month one.

Every cycle seems to come with a reason to be worried. Interest rates go up. Confidence drops. Media headlines predict doom. Buyers sit on the sidelines waiting for certainty.

The reality is that certainty never arrives.

Looking back, I can remember plenty of moments when people said property was too expensive, the market was about to crash, or values couldn't possibly go any higher. Yet here we are, decades later, and quality property in quality locations has continued to create substantial wealth for those who stayed the course.

For me, the secret has never been finding the next "hotspot." It's been buying in great suburbs where people genuinely want to live.

I look for locations with strong owner-occupier demand, good schools, transport links, lifestyle amenities, established communities and households with growing incomes. These are the suburbs that tend to attract buyers in every market cycle because their appeal doesn't disappear when conditions become challenging.

I've also learned that growth is far more important than squeezing out an extra few thousand dollars a year in rent.

Rental income is important, but capital growth is what changes your financial position. Growth creates equity. Equity creates choices. It can help fund the next investment, provide financial flexibility, or simply strengthen your family's long-term wealth.

Australia's long-term fundamentals also give me confidence. Our population continues to grow, housing supply remains constrained, and well-located property remains highly sought after. These trends don't play out over six months. They play out over decades.

Of course, there will be bumps along the way. There always are.

Some years values will be flat. Occasionally they may even move backwards. But when I look at my own investing journey, the biggest rewards haven't come from timing the market perfectly. They've come from owning quality assets and having the patience to hold them.

In my experience, property is not a get-rich-quick strategy. It's a get-rich-slowly strategy.

And that's exactly why it works.

Buy well. Buy in great suburbs. Hold for the long term. Then let time, population growth and the power of compounding do what they have consistently done for generations of Australian property investors.
