Upcoming Rental Law Changes in Queensland – Effective 1 September 2025

The Residential Tenancies and Rooming Accommodation Act (RTRA Act) in Queensland is being updated again as part of a major reform package.

One important stage of these changes takes effect on 1 September 2025, and it’s essential that tenants, landlords, and property managers are across what’s coming.

Key Changes from 1 September 2025:

New Form 18a – General Tenancy Agreement:
A fully updated version of the Form 18a (General Tenancy Agreement) will be introduced. This new form must be used for all general tenancy agreements starting on or after this date. The updated form aims to provide clearer terms and improved protections for all parties involved.

We will bring you updated information once the new form is released by the Residential Tenancies Authority next month.

Increased Limit for Abandoned Goods Disposal:
The threshold for disposing of goods left behind by a tenant is increasing. Landlords and property managers will now be able to dispose of abandoned items valued up to $2,500 (previously $1,500) without needing to follow the formal notice and storage process. This change is intended to reduce administrative delays and streamline property turnovers.

 

These changes are part of a broader effort to modernise Queensland’s rental laws, following earlier reforms introduced in 2024 and 1 May 2025.
